Commercial insurance brokers for Adelaide
Adelaide commercial property runs from bluestone and red-brick frontages in the city out to large-format industrial at Wingfield, Regency Park and Edinburgh. One owner often holds both ends of that, and they are not the same building to insure.

One account manager, however many buildings

Why can one rebuild rate not cover an Adelaide portfolio?
Quick answerBecause the two ends of Adelaide commercial stock cost completely different amounts to put back. Bluestone and red-brick frontages need stonework, matching material and trades who still do that work, while a large-format shed in the north is a straightforward job at scale. One rate per square metre applied across both will overstate one and understate the other, and the understated one is the problem.
Bluestone with red-brick dressings is the Adelaide building, and it is the one most often insured on a figure borrowed from somewhere else. The Insurance Council of Australia has building materials up 30% on three years ago, with a 4.3% rise in the 12 months to February 2025, and specialist trade work has not moved any more gently than the rest of it.
The industrial end has changed too. The north and the west were built for one kind of manufacturing and now do another, with defence, food processing and logistics taking up a good deal of what car making left behind. Different processes inside a shed change how it is rated, and a schedule written for the last occupier is not describing the current one.
So we commission a desktop valuation at no cost to you: a registered valuer's desktop assessment of what a building would cost to rebuild today, commissioned for our purposes as your broker, to inform the advice we give you. Each property gets its own figure rather than a share of one. On the commercial-building business pack policies we place we will not write cover below 60% of it.
The floor, and what sits underneath it
Sixty per cent is a floor rather than full protection, and it is worth being blunt about that. These wordings test the sum insured against at least 80 per cent of the building's value, so cover at 60 per cent recovers roughly three-quarters of a partial loss.
The two failure modes are not the same shape. On a partial loss the average clause does the damage, cutting the payment in proportion to the shortfall. On a total loss nothing is cut at all: you are paid the full sum insured, and the shortfall arrives instead as the gap between that cheque and a builder's quote. On a stone frontage, that gap is exactly where the stonework was.
The way to avoid choosing between them is not to be short in the first place, which is why the figure behind each building is the first thing we look at on any Adelaide portfolio.
