What it should have taught an owner is narrower than "buy more insurance": a commercial roof here has already been tested once, and what a policy pays depends on the sum insured and on what you can prove about that roof.
On 31 October 2020 a hailstorm crossed South East Queensland through Ipswich, Logan and surrounds. The Insurance Council of Australia recorded it as catastrophe 204: more than $1.05 billion in insured losses from about 44,700 claims, of which about 1,300 were commercial property.
The pattern in commercial hail losses is worth understanding. In the January 2020 hailstorms the average commercial property claim was $69,069 against $15,018 for a residential building (Insurance Council of Australia Historical Catastrophe List, CAT201, April 2022 edition). A commercial roof is bigger, the plant on top of it is expensive, and the business underneath it stops while the repair happens.
None of that is an argument for buying more insurance. It is an argument for the sum insured being a real rebuild figure and the roof being in a condition you can prove, because those are the two things that decide what the policy actually pays after an event like that.
Warehouses, older stock and a flood question worth asking
Ipswich commercial property splits roughly three ways: light industrial and warehousing, older commercial stock around the CBD, and newer premises through the Springfield and Ripley corridor. Each one fails a policy in a different way. Industrial buildings carry plant and stock values that outgrow the schedule quietly.
